1. The BSR Properti Model (Introducer Only)

BSR Properti is an independent digital property introducer platform operating exclusively in Lahore, Pakistan. We do not own, buy, sell, or lease real estate inventory directly.

Our service accepts requests from property seekers and checks for eligible local area specialists who have provided office and market details for their chosen Lahore territories. Availability is not guaranteed. We make no warranty or guarantee regarding individual property prices, negotiations, property title deeds, or transaction completion.

2. Agent Membership & Paid Territory Rankings

Real estate agents operate on a transparent, merit-based paid ranking system per Lahore canonical territory:

• Initial Territory Activation: Exactly PKR 5,000 per canonical area. Once verified by BSR finance operations, the agent is activated and assigned a verified ranking.
• Subsequent Ranking Top-Ups: Minimum PKR 1,000 per transfer to boost or maintain territory score.
• Authoritative Depreciation Formula: All active ranking scores undergo a 10% compounded decrease for every exact 30 days elapsed since the latest verified payment.
• Lead Eligibility Threshold: An active score of at least PKR 1,000 is required to receive incoming customer leads and historical lead dispatches.
• Payment Destinations: Payments are accepted via direct bank transfer to BSR Properti official accounts (Meezan Bank and Faysal Bank). Third-party credit card processors or gateway fees are not used.

3. Customer Lead Distribution & Anti-Spam

We protect both property seekers and agents through structured distribution:

• Rank Tier Cascade: When eligible specialists exist, high-priority leads are dispatched to Tier 1 first. If an enquiry remains open, it cascades to the next eligible tier after 24 hours.
• Deduplication: The same customer enquiry is never introduced to the same agent twice.
• Agent Conduct: Agents must treat customer contacts with professional integrity and respect customer privacy. Unsolicited spam or abusive behavior results in immediate account suspension.

4. Cancellations, Refunds & Disputes

Territory ranking payments fund active platform operations, verified lead matching, and priority ranking placement. Ranking fees are non-refundable once allocated and verified. Disputed transactions or payment proof discrepancies are reviewed manually by BSR management upon emailing [email protected].

5. Governing Law

These Terms of Service are governed by and construed in accordance with the laws of the Province of Punjab and the Islamic Republic of Pakistan. Any legal proceedings shall be subject to the exclusive jurisdiction of the competent courts in Lahore.
